Credit checks in employment applications are under a lot of scrutiny.  The argument for doing credit checks is if an applicant has a lousy credit history, that applicant may (a) steal from their employer to ‘raise funds’ or (b) be an irresponsible employee.  In fact, some localities require credit checks of applicants for jobs requiring ‘public trust,’ e.g., healthcare professionals, day care workers, teachers, sports coaches, police officers, and firefighters.



However, many factors resulting in credit problems may not correlate with the person acting irresponsibly on-the-job, if hired.  Also, not all credit problems are created equal.  For instance, a person who has credit problems due to a major illness may be different than a person with credit problems due to gambling.   


At a recent Washington, D.C. hearing about credit checks, Michael Aamodt of DCI Consulting Group, Inc., commented, “This lack of research [on credit checks] is especially important to note, because there have only been five studies that investigated actual credit history, rather than self-reported levels of financial stress . . . When these studies are combined using meta-analysis . . . financial problems seem to be correlated most highly with absenteeism, and least highly with performance ratings.”

Pre-employment personality tests zoom in on the underlying issue.  Specifically, the desire to use credit checks is fueled by employers wanting to hire responsible employees who will (A) do a good job and (B) not steal. 



Fortunately, pre-employment personality tests get at this ‘responsibility’ concern a number of ways. 



First, pre-employment tests for “white-collar” and skilled jobs should forecast how much the applicant follows rules, policies, and procedures.  That assesses key concerns companies hope credit checks address.  The issue is whether an applicant will follow rules, such as handling duties and company property in a responsible way.

FOCUS YOUR HIRING DECISIONS MORE ON SCIENTIFIC RESEARCH & LESS ON WISHFUL THINKING



So, it appears credit checks of job applicants rely on wishful thinking:  Maybe-possibly-perhaps a good or bad credit rating predicts a job applicant will do good or bad actions on-the-job. 



But, wouldn’t you and your company be better off using scientific, research-based prediction methods, rather than wishful thinking?

New York Property Developers Eye Social Media to Fight Critics

Up to 200 Real Estate developers and brokers agree that there is a need for them to learn the use of social networking sites to protect their interests. In a conference held the past week at the Hofstra University, New York-based property trade professionals unanimously agreed that the use of social media should be considered as an integral and helpful part of their businesses.

Rate of Foreclosure Drops in Phoenix

Foreclosures in metro Phoenix fell to a 32-month record low in November. According to data recently released by a local Real Estate information firm, pre-foreclosures, also called trustee sales notices, fell from 6,728 in October to 5,607 in November. That is the lowest level foreclosures in the area got into since March 2008.

Market observers attributed the drastic decline in foreclosure activity to a two-month foreclosure moratorium imposed by Bank of America, which is the most active lender in the city. It could be noted that prior to the foreclosure halt, the bank had been actively foreclosing about 50 properties daily. When Bank of America decided to temporarily stop its foreclosure activities, it postponed trustee sales of up to 8,000 homes in Phoenix.

Last week, the bank’s moratorium expired. Analysts emphasize that Bank of America has more than two months of foreclosure activities to catch up on. Thus, they are certain that foreclosures in Phoenix would jump to near-record-high levels starting in January and lasting for several months next year.

Currently, troubled homeowners who are facing foreclosure may not need to worry about possibly being evicted from their homes over the holidays. Bank of America traditionally joins other mortgage providers like Wells Fargo, JP Morgan Chase, Fannie Mae, and Freddie Mac in halting foreclosure evictions for two weeks in time for the holidays. The foreclosure freeze would last from December 20 to January 3.

Bank of America was the only bank that included the state of Arizona in its foreclosure moratorium, in October. Other lenders did not halt their foreclosure activities in the state. The moratoriums are in line with accusations filed in September that most banks mishandle borrowers’ foreclosure documents. Investigations have unveiled the ‘robo-signing’ scheme in the mortgage industry. Through robo-signers, banks are able to process thousands of foreclosure documents in as fast as a single day even without legal review.

The moratorium of Bank of America has helped put the brakes on ongoing foreclosure waves in Phoenix. The foreclosure freeze is more like a welcome reprieve for numerous struggling homeowners in the area. However, local housing market experts get concerned that the long delay in the bank’s foreclosure activities would lead to an oversupply or glut of inexpensive foreclosed homes.

It is expected that in the first quarter of 2011, numerous foreclosed homes would be put up for sale in the metro. That would logically result cheaper price tags, which could signal another bout of cheap buying spree for strategic buyers and investors.

WikiLeaks Promises to Shed Additional Light to Banks’ Foreclosure and Other Practices

The issue about mortgage lenders’ alleged mishandling of foreclosure procedures is set to get longer. In what seems to be a saga, another third party is making the plot more interesting. The accusations forced the banks to temporarily halt their respective foreclosure activities in September. The action posed significant impact to the overall housing prices and activities. By the end of November, some of the banks started resuming foreclosure activities, albeit in a slow progression.

The US Senate Banking Committee is set to conduct a hearing this week regarding the alleged unethical and improper practices in the mortgage banking sector. The legislators have summoned several regulators and representatives from banks and mortgage servicing firms to testify for the issue.

In 2009, there were reports that WikiLeaks managed to get hold of about 5 gigabytes of confidential data from the hard drive of one of Bank of America’s executives. The lender has not commented or reacted on that speculation. WikiLeaks has remained aggressive and said it has many other documents that would be damaging to ‘multiple financial firms.’

Analysts assert that whether or not it is really Bank of America that WikiLeaks plans to expose, such banking documents could surely shed more light to the issues that hound the banking industry. Public outrage towards banks ensued after the foreclosure fiasco. Ways for Massage Therapists to Keep Their Practice Fresh and Massage Clients Happy

Whether you have your own massage practice or are working as an employee
in a spa or other professional setting, it is important to make a good
first impression and then continue that reliable service each and every
time you massage your clients. Too often, massage therapists forget what
a session feels like from the client's perspective. These tips will
help you keep your practice fresh and interesting for clients who come
in just once, and for clients who you see once a week. These ideas are
meant to be supplementary of course, and are not meant to replace a
consistent, quality massage. Clients should always be treated to
unwaveringly good service, timeliness, and professionalism by massage
therapists.


Reception / Waiting Room Area


When your client arrives, the first thing they should feel is a sense of
being welcomed into your practice. Either you or a receptionist should
check them in, offer them something to drink, and if you are not ready
to see them immediately, offer the client a seat in a waiting room until
the massage. Clients should be comfortable in the waiting room, but
remember that waiting areas are not meant as places to "hold" a client
until you have time to see them. Massage therapists should make sure the
waiting room is a quiet place for clients to decompress before the
session, but by no means should the client be there for an extended
amount of time.


It is a good idea to keep a table in your waiting room with a fresh
pitcher of water and glasses, so that your client can stay hydrated
before the massage. Clients often come in for massages after a long day
at work or after being stuck in traffic on the highway, and providing a
small, healthy snack like a granola bar or fruit may also be appreciated
by hungry clients before the massage. Therapists should provide a
variety of family-friendly magazines catering to both men and women. Be
sure to frequently rotate your magazines around so that while waiting
for the massage, clients are not forced to read the same content week
after week.


In the Massage Room


Prior to greeting your client, run through his or her S.O.A.P notes and
review any notes about music preferences or aversion to scents from any
prior massage. Clients might be tired of a specific CD, and it is a good
idea to make a small note about what music you listen to during each
session and review these notes to make sure your music selection stays
fresh, just like magazines. Additionally, many massage therapists burn
scented candles or oils in the treatment room. Make sure you ask your
client periodically whether or not they like the scent, and if they do
not, be sure to make a note of this as well.


After you greet and escort your client into your massage room, be sure
to explain to them what to do with their clothes and shoes before the
massage. For clients who are regulars, you do not have to repeat your
entire speech each time, but massage therapists should always say
something like "I'll knock in a few seconds after your have time to hang
up your clothes and get comfortable on the table" before leaving to
prepare for the massage. Clients who have received massage before likely
know the drill, but massage therapists should always give each client
the same attention and care as a new client instead of simply saying
something like "ok, see you in a few." While the client is undressing,
be sure to have a variety of places available to store personal
belongings. Massage therapists should provide at least two hooks behind
the door for coats and garments, perhaps a small basket for shoes (this
makes them easier to move if you find they are in the way during the
massage), and a small container for personal belongings like cell
phones, watches, jewelry, etc. When not provided these amenities during a
massage, clients may feel frustrated by having to fold their clothes on
a chair, or may feel awkward about hanging their clothes up on a door.
By providing multiple options, you make everybody happy.


Of course, you should approach your treatment session with the same
professionalism and care that you would during each massage. Therapists
should make the environment interesting, but remember that it is the massage
clients are most interested in. Stay focused, listen to your client's
needs, and consistently provide the highest quality massage possible.


After the Massage


After the massage, and depending on your client's preferences, it is a
good idea to close with a saying or "thank you" to the client. Massage
therapists should rotate these sayings around at the end of a massage -
clients may be tired of hearing "thank you" each time, and something as
small as saying "thank you for coming in today" or "thank you for your
time" may be just the small change needed to keep it interesting. Before
leaving the room, let your client know that you will leave a hot or
moist towel on the shelf in case they want to get lotion off of their
hands before getting dressed (some massage therapists offer this as an
option, others do not - it is up to you). It is also a nice gesture to
leave a mint or piece of candy next to the towel so that clients can
feel fresh and awake each time they leave the massage. Clients should be
greeted in the waiting room with a fresh glass of water from a pitcher -
a refreshing way for massage therapists to offer their clients a
healthy alternative to bottled water. While your client checks out, do
not simply say "goodbye!" and walk back to your room, but spend some
time speaking with him or her about any changes felt, ask about problem
areas that are still bothersome, and recommend personalized stretches
that the client may use between sessions.


It is easy for massage therapists to fall into a routine, and these
small tips are simple ways to spruce up your practice just enough so
that before, during, and after a massage, clients stay interested and

Veteran Casino Executive Aims to Revive Resorts Atlantic City

Veteran gaming executive Dennis Gomes is set to receive an approval this week from New Jersey Casino Control Commission for his proposal to acquire Resorts Atlantic City. Market observers said Mr. Gomes is fearlessly taking the challenge to do what several other popular gaming, entertainment, and Real Estate experts failed to accomplish in the past years: to lead the oldest casino in Atlantic City into a turnaround.

Mr. Gomes is partnering with Morris Bailey, the New York property mogul, to purchase the troubled New Jersey-based casino for about $35 million. They aim to buy the gaming property from a consortium of lenders headed by Wells Fargo Bank. Resorts Atlantic City was taken over by the group of lenders in December last year after its former operator Colony Capital LLC, which bought the casino in 2001 for $140 million, failed to repay a $360 million mortgage and was dragged to foreclosure.

Mr. Gomes said Resorts Atlantic City is set to cease operations if it would not be bought by him. He disclosed several plans he holds for his potentially new acquisition. The name would be retained, but it would be subjected to a rebranding scheme. The new management would also cut costs significantly by trimming salaries of current employees, who intend to keep their jobs. More details of such plans are set to be disclosed when Mr. Gomes faces the Casino Control Commission of the state.

The Casino Control Commission is a five-member panel. It functions as the main regulatory body that oversees the $3.9 billion casino industry of Atlantic City in New Jersey. The commission is expected to instantly approve the proposed ownership switch.

Resorts Atlantic City had dismal financial results in the past months. The casino house has, so far, incurred a loss of $13.7 million from January to September. The company’s revenue has declined by 18.2%, which is, so far, the steepest revenue drop incurred by all 11 gaming halls in the city.

The former owner of Resorts, Colony Capital LLC, is headed by industry mogul Tom Barrack, who was once tagged as the ‘Greatest Real Estate Investor of the World’ by no less than the prestigious Fortune Magazine. Mr. Barrack and his firm walked out from their overall investments in the casino during the lender takeover. Resorts Atlantic City has had numerous owners in the past.

Foreclosure Prevention Services through ‘Project Homeless Connect’

Non-profit group Key Alliance has collaborated with the Tennessee Housing Development Agency for the inclusion of the latter’s foreclosure prevention services in an event slated on December 8. The event, called ‘Project Homeless Connect’ is the biggest service event on Nashville, Tennessee. It aims to remove common barriers to the housing industry and at the same time to address the needs in battling homelessness.

Tennessee Housing Development Agency would stage the event together with four other partner agencies. Those are Good Neighbor Foundation, Dominion Financial Management, Residential Resources, and Life of Victory International Christian Ministries. The event would be held to provide information as well as counseling services so that foreclosure could be prevented.

To get necessary help from the event, troubled families who need financial assistance to avoid foreclosure are advised to drop by the Tennessee State Fairgrounds from 8 am onwards. They should bring their latest income statement along with correspondence from their mortgage service provider. Those who may not be able to personally attend Project Homeless Connect could get in touch with an online foreclosure counselor.

According to the Congress’ Joint Economic Committee, an average foreclosure cost of $77,935 would need $3,300 in installment payment per period to avoid a possible foreclosure. Key Alliance is a non-profit fundraising unit of the Metropolitan Homelessness Commission. It was established in 2009 to generate funds required for implementation of programs that aims to curtail chronic homelessness in Nashville. It also intends to help lower overall homelessness in the city.

A spokesperson for Key Alliance said the group is thankful that Tennessee Housing Development Agency has decided to join it in Project Homeless Connect. The group assigns the agency to take care of the event’s foreclosure counseling services.

Analysts assert that it would cost less for Nashville to control or slash homelessness. They emphasize that the city would spend more in resolving an already blown problem in the future, if foreclosure would not be addressed this early.

Project Homeless Connect last year provided about 9,500 services to almost 1,500 families and individuals. The event was staged with the assistance of more than 700 volunteers and 60 service providers. Key Alliance is also accepting financial contributions from charitable individuals, organizations, and businesses.

Industry Groups Get a Little Optimistic on Housing Market and Economy

The National Association of Business Economics (NABE) keeps its economic outlook ‘sub-par’, but it still holds optimism. The group expects consumer spending in the US to remain modest in the coming months due to sluggish gains in employment rate and the almost negligible household net worth growth.

NABE is positive that the economy would not slip back into a possible recession. That counters the dismal figures and the bearish outlook of the panel not just to the economy, but more to the property market in the country.

According to analysis released by the group, the housing market continues its struggle. NABE backs the recent report of the National Association of Realtors or NAR that sales of existing homes dropped in October after gains in the preceding two months.

NAR analysts said the sales pattern in October could continue, but may show improvements when spring comes. They pointed out that the current housing market is into an uneven recovery. They added that the recent temporary halt of foreclosure activities in many states is expected to continue affecting the overall volume of completed sales.

In addition, the number of foreclosure liquidations increased again last third quarter. In the three months ending September, about 1.5 out of 1,000 properties were liquidated. It was considered another quarterly peak.

Meanwhile, the Mortgage Bankers Association (MBA) has recently reported that the rate of mortgage delinquency across the US has dropped in the third quarter. This came as clues to improvements in the national job market came. The group’s analysts note that despite the positive report for the month of October, overall job market in the US improved only marginally in the period. Thus, the delinquency rate remains high despite its decline.

It could be recalled that NAR released a statement during the first week of October that the recovery of the housing market depends on jobs. The association added that it could also be helped by consumers’ possible access to credit.

At another upside, interest rates have started dropping. This development may encourage more consumers to take advantage of lower borrowing rates to buy new or existing homes and even to refinance their current mortgages. Interest rates have recently declined to one of its lowest levels in the past two decades.
